According to Baza, unexpected changes occurred in 2025 — without any renovation or reconstruction, the area of some structures decreased. For example, according to cadastral records, the first floor area of the main house shrank by nearly 12 sq. m. The SPA zone "contracted" the most: from 7.5 square meters to 2.8 sq. m. The changes in area occurred not due to actual reconstruction of the buildings, but due to recalculations and new measurements by tax assessors. In Miami, this is a common practice — regularly updating the characteristics and dimensions of real estate properties. Similar changes have been noted in neighboring houses as well. At the same time, the reduction in area is naturally accompanied by a decrease in value. In 2024, Kirkorov's mansion was valued at $6.4 million, and after the data update in 2025, it was worth $6.07 million.

That is, due to the change in the calculation formula, the assessed value of Kirkorov's mansion decreased by 27 million rubles.

The "trimming" of the area helped only partially — the property tax still increased. In 2024, Philipp sent approximately $74,500 to the American treasury. And in 2025, he paid nearly $77,000 to the U.S. budget.
