In which districts of Baku has apartment rent increased the most? - PRICES

"The rental market is experiencing the same growth as the housing sales market. If we look at the previous period, we can see that in 2024, rental prices increased by an average of 10-12 percent compared to 2023."
This was stated by real estate expert Agil Tagiyev in his commentary for BAKU.WS.
According to him, in 2025 this growth continued at a level of 13-15 percent and continues to this day:
"The price of one-bedroom apartments has increased from 300 to 400 manats, and the cost of two-bedroom apartments has reached 800-900 manats, up from 700 manats. Three-bedroom apartments are offered relatively cheaper than two-bedroom ones - for about 600-650 manats.
The price increase is especially noticeable in central districts. In Yasamal, Nasimi, and Sabail districts, there is a significant increase in rental rates. This is due to the concentration of supply and demand in the center. That is, it should be taken into account that most jobs, government institutions, and higher education institutions are located in these areas. There was no decrease in prices at all; on the contrary, the growth trend continues in all districts. Given the approaching new academic year, it is expected that demand and, consequently, prices will increase a bit more."
