ATTENTION to those wishing to buy an apartment in Baku: important statement from an expert

Some buyers of apartments in new buildings face the fact that the actual area of their housing is smaller than expected. The reason is that auxiliary areas are not always specified in the contract when finalizing the deal.
According to real estate expert Elnur Farzaliyev, when buying apartments in new residential complexes, clients are shown the initial contract. However, when receiving an extract from the registry, a smaller total area is often indicated.
"This is due to the fact that when preparing the extract, internal and external walls, railings, as well as window openings are excluded from the total area. As a result, the difference can reach 10-15 square meters," he explained.
Lawyer Hikmet Aliyev added that in case of violation of rights, buyers have the right to go to court with a demand to compensate for the missing square meters in monetary form.
