With the beginning of the academic year, housing rental prices in Baku have sharply increased. According to specialists, rental apartment prices have risen by 25-30% compared to the summer period. If previously housing could be rented for 350-400 manats, now the minimum cost is about 550 manats.

As BAKU.WS reports with reference to Xəzər Xəbər, the main price increase is observed in areas located near universities and metro stations. Apartments near "Elmlar Akademiyasi," "Inshaatchilar," "Icherisheher," "Sahil," and "28 May" are in highest demand. One-bedroom housing here costs from 500-550 manats, two-bedroom - 700-800, three-bedroom - from 800 manats and above. In White City, which has become the second most popular area after the city center, one-bedroom apartments start from 700-800 manats. On the outskirts of Baku, prices decrease to approximately 300 manats.

Against the backdrop of price increases, many students are turning to dormitories, but there is a catastrophic shortage of places. At BSU, for example, a modern building with 220 places at a cost of 75 manats per month is provided primarily to children of martyrs, veterans, and representatives of socially vulnerable groups. At Azerbaijan State Pedagogical University, only one dormitory out of five is available for students - it has capacity for 200 places.

The cost of living in dormitories of different universities varies from 30 manats at Azerbaijan University of Languages to 120-140 manats at Khazar University.

The Ministry of Science and Education reported that there are 48 dormitory buildings in the university structure, but only 15 of them are fully functional. Forced migrants continue to live in 27 buildings, who will gradually be relocated as part of the "Great Return" program.
