More than 110 houses will be demolished in Baku - LIST OF ADDRESSES

As part of the implementation of the General Development Plan for Baku city, the capital of the Azerbaijan Republic is preparing for a large-scale demolition of hazardous residential buildings. Starting from next month, the dismantling of dilapidated buildings will begin simultaneously in several administrative districts of the city. In accordance with the decision of authorized state bodies, hazardous buildings located in the Sabunchi, Surakhani, and Khatai districts of Baku city will be demolished.
Residents of these buildings will be provided with either a one-time financial compensation or new housing as part of the resettlement program. In particular, the list of addresses to be vacated includes: Zabrat settlement, Babek street, building number 23, Frunze street, building number 16, as well as Sixth Industrial street, building number 38. The vast majority of buildings included in this list are two-, three- and four-story residential buildings that have long been out of service and officially declared uninhabitable.
In the Khatai district alone, the number of such properties exceeds one hundred and ten. Specialists from the State Committee for Urban Planning and Architecture of the Azerbaijan Republic have already completed work on measuring and determining the areas of apartments located in hazardous buildings. The administrations of the Sabunchi and Khatai districts of the city reported on attracting private investors for the phased implementation of the project, including the demolition of old houses and the resettlement of citizens to new housing. However, at the moment, apartment owners living in hazardous buildings have not yet received specific information regarding the amounts of compensation due.
According to property relations expert Ramil Osmanly, when paying compensation, an additional surcharge of twenty percent will be taken into account, which is a mandatory requirement when property is seized for state needs. The demolition of hazardous housing stock in the city of Baku is carried out within the framework of the State Program for the renewal and modernization of the urban environment. According to the provisions of the General Plan, new parks and green areas are planned to be created on the site of some of the demolished buildings.
Nevertheless, in most cases, the areas cleared of hazardous structures will be used for the construction of modern residential complexes.
