How much have apartment prices increased in Baku?

"Currently, there is a clear increase in prices in the Baku housing market. For the corresponding period of 2024, prices in the primary market increased by an average of 14 percent, and in the secondary market - by 15 percent".
This statement was made by real estate expert Agil Tagiyev in his commentary for BAKU.WS.
According to him, in the same period of 2025, growth accelerated even more, reaching 18-20 percent respectively:
"These figures show that the price increase in the market is unstable and accelerates every year. For example, if expressed in square meters, an apartment that was previously sold at a price of 2,500 manats per square meter is now offered from 2,875 manats. For an average-sized apartment - 70 square meters - this means additional expenses of more than 26 thousand manats.
Among the main reasons for the price increase, the rising cost of construction materials plays a special role. In addition, the growing demand from the population and the increasing number of new premium buildings are also pushing prices up. All these factors together create a trend towards constant price increases in the market".
